The project overlooks the Sea of Marmara just south of the Bosphorus Strait, Istanbul Seaport is a mixed-use project located on the European side of Turkey’s capital. Nearly half of the 7.5 million square foot development will be constructed on an in-fill site of reclaimed waterfront, and will include a cruise ship terminal, yacht harbor and pleasure boat marina.
The masterplan design incorporates a sensitivity to both Istanbul’s historic past and its contemporary culture.

Cairo Festival City is a master planned community that features Egypt’s first indoor-outdoor shopping center. The design of the project links the two spaces, lacing the natural elements into the interior and sculpting outdoor spaces for leisure and comfort.
Festival Centre consists of two levels of enclosed retail, dining and entertainment, and overlooks the collection of outdoor boutiques, restaurants and performance spaces found in Festival Village. Connecting the two is a stepped pedestrian streetscape of shops and cafes called the Promenade.

The newly reimagined Del Amo Fashion Center in Torrance, California uses light, glass and elevation to create distinctive, responsive retail spaces that invite exploration. Like a museum’s galleries, Del Amo’s open, sophisticated design highlights the display character of retail in expansive storefronts and creates a welcoming public realm. Across 2.2 million square feet, Del Amo blurs the lines between the inside and outside as a way to naturally express South Bay’s beach lifestyle and its connection to the outdoors. A living wall infuses the food court with planted green foliage while open-air terraces, glass-topped atriums and luxuriant greenery reinforce this connection throughout the project. Fanned windows lining white walls and large oculi within the ceiling bring the blue sky into full view while flooding the interior space with natural light.
The San Pedro Community Plan Area (CPA) is located on the Palos Verdes Peninsula near the terminus of the Harbor Freeway (I-110) in the southernmost portion of the City of Los Angeles Located adjacent to the Port of Los Angeles, the town of San Pedro was annexed by the City of Los Angeles in 1909 and its harbor developed into a major seaport. The community of San Pedro is characterized by its Mediterranean climate and ocean views, unique commercial districts and residential neighborhoods with a mix of older historic structures and newer architecture, and many natural and cultural amenities.

Optimum Adana is a family-focused mixed-use development near Sabanci Merkez Camii. It functions primarily as a shopping center, with leisure components that include retail, entertainment and food and beverage. A cinema, indoor ice skating rink, bowling alley, children’s entertainment zone and the region’s first laser tag facility make up the rest of the project’s programming.

The St. Petersburg masterplan configures a large new residential community on the city’s southwest shoreline, facing the Baltic Sea. Over 5600 units rise in 45 towers ranging from 16 to 44 stories. Each unit has a view to the sea, with south-facing windows to maximize light and warmth all year round.
Higher towers demarcate the community's main entrance, while mid-rise bar buildings form soft curves which extend along the waterfront. Each of the four blocks constitute an intimate neighborhood with primary schools as well as community health facilities and meeting rooms.

Brookfield Properties enlisted It-makes to work collaboratively and employ ‘out of the box’ project delivery approaches to design, permit, and construct over 200 individual retail and office spaces within a total project duration of only 8 months.
CMC, fondly known as ‘CalMart’, was originally built in 1962 to house the first wholesale fashion marketplace on the West Coast. After over 50 year of use and changes to the programmatic needs of the fashion industry, the building is undergoing a renovation to address the needs of modern creative professionals. Located in the fashion district in DTLA It-makes designing & construction a mix of retail showrooms & offices spaces specific to the needs of each tenant.

Situated at one of the most vibrant intersections in Los Angeles, steps away from LA. Composed of a trio of contemporary structures – two soaring, 30-story (335’) glass towers and a mid-rise (70’) loft building – Concerto expresses the concept of architectural living through inventive design, quality construction and uncompromising attention to detail.
Concerto features studio, one-bedroom, two-bedroom and three-bedroom units of varying sizes. Concerto’s signature features include 10’ 5” ceilings, full-length exterior glass walls and innovative structural engineering to create transparency and unobstructed views. Each residence boasts a city, pool, garden or paseo view and all benefit from Concerto’s clever ventilation system which augments traditional AC and allows a free flow of fresh air from the outside.

Set in the historic Kahramanmaras of Southeastern Turkey, the Piazza Maras retail center pulls inspiration from the wooded mountains to the north of the city. Careful consideration was given to the selection of locally sourced materials which were used to complete both the project’s interior and exterior.
The center is organized into a sequence of unique districts connected via covered passages. Combining a variety of shops, restaurants and entertainment offerings, the center features outdoor cafes, open kitchen concepts and a large dining terrace on the fourth level, all under an expansive wood and glass sky-lit ceiling.

Horton Plaza today is an opaque fortress which strives to be better integrated into the successful city fabric. The re-Envisioned project will bring the excitement and energy from the inside by wrapping the texture to the outside and enveloping the street scape. The eclectic nature and juxtaposition of the icons created a dynamic space. With the visibility opened between the tenants, a new architectural framework is established which allows for a variety of textures and shapes within a harmonious environment.

A 3 Building Complex located in El Segundo near the LAX, the campus includes two 11 story office towers and one 10 story building with offices and parking. The design includes a large exterior plaza with space for tenant event space, outdoor dining, shade structures and a large amphitheater. The tenant event space is positioned as a ‘pavilion in the park’ with expansive fold-a-way glazing that opens to the landscape. The amphitheater was designed as a destination for small performances. The complex addresses the street with a large gateway structure which provides an iconic entrance sequence.

The design of Nanjing strives to create an urban, green, environmentally friendly place to meet the needs of a rapidly growing city. The project is a careful composition of built elements and attractive activities, contemporary office towers and apartments that sit upon a green urban park with a podium level offering shopping and entertainment.

The Luxelake Parcel 1 development, a new residential community in the rolling hills of Shuangliu County near Chengdu, is inspired by a casual lifestyle and contemporary living along a modern lake front community. At the nexus of the commercial districts and residential neighborhoods, Parcel 1 integrates both typologies to create a convenient transition within both communities. The mid-rise residential building, reflecting the sky and natural beauty of the surrounding site, appears to float above the undulating landscape, creating unlimited connections beneath the building.

The headquarter building was planned to become a reference building in a setting with rather restricted architectural references and was to represent the strong brand identity. Moreover the design of the project was guided by the climate, its surrounding natural landscape, effective use of daylight.
The ground floor, with the entry to the building emphasized via a wide and inviting canopy, accommodates the reception, design and operation units, and the first floor the administrative offices. The second floor hosts the showroom area, and the third floor the common social areas consisting of cafeteria, meeting rooms, lounge and play space.
The design of the common areas, the urban plan is conceived to favor encounters between users, so as to nurture the dynamics of exchange at the basis of innovation : it’s new headquarters aims to act as a connector for various entrepreneurial realities.

Client: Renaissance | Location: Bodrum, Turkey | Program: Hotel, Waterfront Villas, Social Center, Entertainment | Site Area: 8,765 square meters | Building Area: 7,615 square meters
Set along the Aegean Sea, Bodrum Resort Hotel slopes between the mountains and the water’s edge. Its three districts, each with its own character and activity, are linked by meandering pathways, landscaped terraces and lively courtyards. Stepping downward from the mountains to the sea the hotel gives way to waterfront villas, which in turn open onto a range of leisure activities at the water’s edge.
The hotel is comprised of four connected forms that cascade down the natural topography, maximizing sea views and reducing the overall massing. Below, three villa designs cater to a variety of guests. Near the shore, a restaurant, beach bar and night club entertain guests into the evening, while the pool, spa and pier provide daytime activities. These amenities terrace down towards the ocean, preserving the views of the villas above and giving Bodrum its stepped form.

Barwa New Cairo City is divided into neighborhood districts linking to the Town Center and exterior roads. Catering to local neighborhoods, the development features retail and commercial at ground and second level with residential units above. A portion of the detailed master plan will be designated for multi-family residential communities surrounding the central park. Each neighborhood consists of a variety of housing types including apartments, town homes, duplex and penthouses that reflect a traditional neighborhood design.

Maltepe Place is a true mixed-use development, comprised of glistening office and residential towers atop a shining retail and entertainment-based podium. This new project offers four full levels of distinct retail, dining, and entertainment options. The defining feature of the project is the outdoor roof terrace, a dynamic shopping, dining, and entertaining district in an open-air environment overlooking the rooftops of Istanbul and the Sea of Marmara. Towers with signature office spaces and modern residences are directly linked to the podium and are suited to offer breathtaking sea and hillside views. The project takes its form from nature, with its curving and sloping facades making reference to the coastline and nearby hillsides. The metallic facades weave in and out, creating active terraces and courtyards and give the project a human scale.
